Set in a small residence of only 8 apartments Rosas benefits from being only a 10 minute walk (800 metres) to the beach and the centre of Puerto Pollensa. Rosas is situated in the quiet residential area of Siller, against a backdrop of the Boquer Mountains to the south and close to the start of various walks into the countryside or to the Formentor Peninsular.

This modern two bedroom air-conditioned apartment is well located just 10 minutes walk from beach and all the holiday delights of Puerto Pollensa. With its own private garden and access to a communal swimming pool Rosas is ideal for a family or two couples.

The Mallorca/Majorca Region

Mallorca set in the Mediterranean off the eastern coast of Spain is the largest of the Balearic Islands and the most varied. For many years Mallorca was synonymous with mass tourism but in recent years it has become a quality destination offering a wide range of holidays. This is an island of variety with all the ingredients for an unforgettable holiday - dramatic mountain scenery, golden sandy beaches, hidden coves, timeless villages and ancient monasteries.

Whilst some areas of the coast have been over developed with exuberant resorts, the capital, Palma, however, still retains some of its historical flavour sporting grand mansions and a magnificent Gothic cathedral in its bustling centre. The north coast offers some secluded coves below the peaks of the Serra de Tramuntana mountain range, and several quaint old towns and villages, whilst the interior is largely the preserve of a thriving agricultural community, dotted with windmills, olive and almond trees.

 

Puerto Pollensa Area

PUERTO POLLENSA is an attractive resort which stretches along a sheltered horseshoe-shaped bay lined with sandy beaches, set against the backdrop of the Boquer Mountains. The resort has grown up around a scenic fishing port that served the old Roman town of Pollensa.

Far quieter and more laid back than the exuberant resorts of the Bay of Palma, Puerto Pollensa attracts both families and couples. The celebrated Pine Walk overlooks the beach and the bay, dotted with the colourful sails of yachts. Some of the best fish restaurants in Mallorca are found along the promenade along with other cuisines to suit every taste.

SPORTS enthusiasts are well catered for, with all the usual water sports both at the marina and along the beach, ranging from wind surfing to sailing, snorkelling to scuba diving. Inland there are opportunities for hiking amongst the surrounding hills and scenic mountains, as well as two golf courses, tennis; and opportunities for cycling, walking and horse riding.

There are a number of interesting places to visit nearby:

Historic POLLENSA, lies in the lee of the Tramuntana Mountains and is a peaceful old town that has been largely unaffected by tourism. Pollensa is one of Mallorca’s most celebrated cultural towns with much of the historic medieval centre remaining intact, particularly around the attractive Plaça Major.

CALA SAN VICENTE, Puerto Pollensa's near neighbour, is a small resort with some excellent restaurants that nestles around four sandy coves in the shadow of the Cavall Bernat.

The nearby FORMENTOR PENINSULA, the bony northern spur of the Tramuntana Mountains is an area of great natural beauty with wooded valleys, plunging cliffs, magnificent seascapes and a wonderful beach, the Playa de Formentor.

OLD ALCUDIA, not to be confused with the modern resort 3 kms to the south, has a fascinating history. Settled by the Phoenicians and Greeks; the Romans made it their capital; destroyed by the Vandals; rebuilt by the Moors, and liberated in the early 1200’s by the Spanish who fortified the city with massive walls. Today within the old city you will find a number of enticing restaurants, bars, shops and art galleries.

Further afield are many other places of interest - LLUC, renowned for its monastery, beautiful DEIA home to many artists, the ancient hilltop town of ARTA; and PALMA itself.

 

Getting There

The main airport in Mallorca is Palma de Mallorca, which is served by a number of airlines, both Scheduled and Low Cost, from all over Europe.

CAR HIRE

Several companies operate transfers from Palma airport to both Pollensa and Puerto Pollensa. Prices do vary so please ask us for further details.

Rosas also benefits from having its own private garden area, which is laid mainly to lawn and accessed from the covered terrace. From the garden there are views of the Boquer mountains. The apartment also has a barbecue.

The Residence has a communal swimming pool, rectangular in shape measuring 7m x 4m, the shallow end is 0.90m and the deep end 1.90m. The pool can be accessed directly from the apartment and is surrounded by sun terraces.

The apartment also has its own allocated parking space, although its close proximity to the amenities of Puerto Pollensa means that a car is not necessary for a stay.

 

Rental Details

SECURITY DEPOSIT – is payable locally to the managing agent of the property on arrival by credit card imprint. This will be destroyed at the end of your stay, however you will be advised should there be any deductions for breakages or additional charges.

TENANCY TIMES - the property is available for occupation after 1500 on your arrival day and should be vacated by 1000 on your day of departure. Please bear this in mind when you are booking your flights.

This newly built fully air-conditioned two-bedroom apartment has a ground floor corner location. Furnished and decorated in a contemporary style, Rosas is a spacious apartment that is well equipped for holiday living. The entrance is into the open-plan living room which has both sitting and dining areas and doors that open on to the furnished covered terrace. The living room is well equipped with Satellite TV (with limited English channels), DVD and CD cassette player.

There is a separate kitchen which is well-equipped for holiday catering with a hob and oven, dishwasher, washing machine/ dryer, microwave and fridge/ freezer.

There are two air-conditioned bedrooms, a double with doors that open onto the terrace and a twin which has doors opening onto the garden. These two bedrooms share a full bathroom.

* Where bookings cross seasonal date bands an individual costing will be necessary.

* Maid service is provided once per week.

* A welcome starter pack is included in the weekly rental.

* Additional Services: Cots - 25 euro per week: High Chairs 15 - Euro per week.

TO BOOK - a deposit of 30% of the full rental cost is required at the time of booking and the balance to be paid two months before the start of the rental.

Payments are preferred by bank transfer or by cheque, although they can be made by PayPal and we reserve the right to pass on the applicable merchant's charges.

SECURITY DEPOSIT - a refundable security deposit of €150 is payable locally to the managing agents by credit card impression .

CANCELLATION CHARGES - if your holiday is unfortunately cancelled the following charges will apply:

* More than 63 days before the start of the rental - loss of deposit

* Between 62 - 42 days of the start of the rental - 50% of the cost of the rental

* Between 41 - 28 days of the start of the rental - 80% of the cost of the rental

* Within 28 days of the start of the rental - 100% of the cost of the rental

For this reason we would strongly urge you to take out comprehensive travel insurance that includes adequate cover in the unlikely event that you have to cancel.

HI Linda,

I just wanted to let you know that we had a fantastic holiday. Everything went well with the airport transfers and the apartment was a home from home, it had everything we needed and was very comfortable. The maid called twice and changed our towels, which we didn't expect and the veranda and garden area were very spacious and just perfect for the boys to play in. Patricia called and was very helpful and all in all we thoroughly enjoyed our first trip to Puerto Pollensa. Although we didn't leave PP for any day trips (partially due to the "terrible twos"), we will definitely be going back and will hopefully hire a car then and trip around. I would have no hesitation in recommending this apartment.
